Water Fees

$469.10/yr for all homeowners, full or part time, billed annually in January. Allocation of water is 84,000 gallons per household per year. Currently water is not metered.

Hose Bib fee (minimum fee) $121.02/yr. billed annually in January.

Central Sewage

The fee is $251.37/yr for all homeowners connected to the Edelweiss common drain fields.

The charge for an empty lot is $125.69.

These are county fees and are billed directly by Okanogan county.

Snowplowing Fees

Homeowners pay 100% of total costs

Snowplowing is billed once per year, $284.60 in January, Total costs depend on amount of snow, the amount of sanding done and repair and maintenance of equipment.

Garbage

  • Billed annually in January –

Full Time Residents: $302.97 per year

Part Time Residents: $137.73 per year

Campground Owners $41.31 per year

Undeveloped Lot: $41.31 per year

Property transfer fee

Fee is $150.

Fee Calculator Update: The following updates are intended to streamline and clarify how the ACC reviews and calculates construction fees, with an emphasis on making the process simpler and more transparent for applicants.

ACC Fee Calculator

This calculator determines your total project fees based on project type, size, and construction categories. Fees include a combination of Architecture Review Fee and per-square-foot construction costs.

1. Primary Residence: is the main dwelling on a property intended for full-time or seasonal living. It includes all enclosed, conditioned spaces designed for daily residential use. Primary Residence must be completed before the construction of any other secondary structure. 

Includes:

  • Living areas (kitchen, living room, dining room) 
  • Bedrooms and bathrooms 
  • Hallways, closets, and utility rooms within the structure 
  • Any attached spaces that are fully enclosed and conditioned

Fees:

  • Architecture Review Fee: $1,000 
  • Cost per square foot: $2.50
  • Water Hookup (if applicable): ~$3,717 
  • Sewer Fees (if applicable):
    • Includes up to 2 bedrooms 
    • Additional fee per extra bedroom 

Total:

  • Total = Architecture review fee + (Square Footage × Applicable Rates) + Applicable Utility Fees

2. Secondary Structure: is any detached or accessory building on a lot that is subordinate to the Primary Residence and not intended for full-time habitation. Secondary structures are to be construction after the Primary Residence. If a Secondary Structure contains both a bedroom and a bathroom, or is otherwise configured to support independent living, that portion shall be classified and assessed as Primary Residence square footage for fee calculation purposes. Secondary Structures include but are not limited to the following list below.

Secondary Structure Fees:

  • Architecture Review Fee: $125
  • Cost per square foot: $0.50-$1.25

  • Total = Architecture Review Fee + (Square Footage × Applicable Rates) 

3. Campground Shed (Zone B): storage structure not permanently affixed to the ground and can be removed without significant site alteration. Total square footage not to exceed 120 sq.ft.

Base Fees

  • Architecture Review Fee: $50
  • Cost per square foot: $1.25

Construction Limits:

  • Maximum size: 120 sq. ft.

Total:

  • Total = Architecture Review Fee + (Square Footage × Applicable Rates) 

Renovations that affect the outside appearance of a structure must be reviewed by the ACC. Lot owners will be charged the construction fee based on square footage added.

Any construction that is started without ACC approval will be invoiced at double the rate of normal construction fees, with a minimum invoiced amount of $1000.

Water Hook up fee: $3,717.00

Central Sewage Fees

(Applies only to new construction for those lots on community drain fields)

$4400.00 two bedroom minimum, and $2200.00 for each additional bedroom

Special Assessments for Zone A

We are in year 5 of these 10 year special assessments

Water System Assessment: $$369.00 (This assessment is for the ongoing waterline replacement in conjunction with OCEC power upgrade)

Capital Reserves Assessment: $307.00 (This assessment is to build up reserves for future repairs, replacements and improvements)

Campground

Water System Assessment: $203.00 (This assessment is for the ongoing waterline replacement in conjunction with OCEC power upgrade)

Capital Reserves Assessment: $170.00 (This assessment is to build up reserves for future repairs, replacements and improvements)
