Annual Dues (2025)

Water Fees

$459.90/yr for all homeowners, full or part time, billed annually in January. Allocation of water is 84,000 gallons per household per year. Currently water is not metered.

Hose Bib fee (minimum fee) $118.65/yr. billed annually in January.

Central Sewage

The fee is $251.37/yr for all homeowners connected to the Edelweiss common drain fields.

The charge for an empty lot is $125.69.

These are county fees and are billed directly by Okanogan county.

Snowplowing Fees

Homeowners pay 100% of total costs

Snowplowing is billed once per year, $270 in January, Total costs depend on amount of snow, the amount of sanding done and repair and maintenance of equipment.

Garbage

  • Billed annually in January –

Full Time Residents: $302.97 per year

Part Time Residents: $137.73 per year

Campground Owners $41.31 per year

Undeveloped Lot: $41.31 per year

(Contact Management for the combination to the garbage sheds.)

Property transfer fee

Fee is $150.



Building Fees
(one time)

 Zone A: 

One-time Architectural Review fee: $1,112 – This fee is to be paid for each primary residence, which must be built first.

Primary Residence Construction fee: $2,297 + $1.94/square foot above 1,000 square feet *Note: construction of the Primary Residence must be completed before any other construction.

Additions that increase square footage of a residence – including, but not limited to ADUs, outbuildings, garages, carports, sheds and saunas – must be reviewed by the Architectural Control Committee (ACC). Construction fee for such structures will be based on square footage at a rate of $1.94/square foot.**

Renovations that affect the outside appearance of a structure must be reviewed by the ACC. Lot owners will be charged the construction fee based on square footage added.

Any construction that is started without ACC approval will be invoiced at double the rate of normal construction fees, with a minimum invoiced amount of $1000.

These fees will increase year-over-year using the Social Security Index, starting in 2022.

*For example, an 800 square foot house would pay $3409: $2297 + $1112 review fee.
-A 1,300 square foot house would pay $3991: $2297 + $1112 review fee + (300*$1.94).
-A 2,000 square foot house would pay $5349: $2297 + $1112 review fee + (1000*$1.94).

**These include structures that have a roof over them (decks & patios that are not covered would not be charged).
-Dormers that do not increase floor space would not increase square footage.
-Initial assessment of square footage is calculated from plans during the application phase and may be verified and adjusted based on measurements of as-built construction.

Zone B (Campground):

One-time Architectural Review fee: $111.

Construction fee: Currently $1.94/square foot

These fees will increase year-over-year using the Social Security Index, starting in 2022.

Water Hook up fee: $3,717.00

Central Sewage Fees

(Applies only to new construction for those lots on community drain fields)

$4400.00 two bedroom minimum, and $2200.00 for each additional bedroom

Special Assessments for Zone A

We are in year 5 of these 10 year special assessments

Water System Assessment: $358.00 (This assessment is for the ongoing waterline replacement in conjunction with OCEC power upgrade)

Capital Reserves Assessment: $298.00 (This assessment is to build up reserves for future repairs, replacements and improvements)

Special Assessments for Zone B

Campground

Water System Assessment: $197.00 (This assessment is for the ongoing waterline replacement in conjunction with OCEC power upgrade)

Capital Reserves Assessment: $165.00 (This assessment is to build up reserves for future repairs, replacements and improvements)
